Terms & Conditions
Please read these terms carefully before engaging with Atlas Asset Management services. Last updated: January 1, 2026.
1. Acceptance of Terms
By accessing or using any services provided by Atlas Asset Management ("Atlas", "we", "our", or "us"), including our website, property management platform, leasing services, and related digital tools, you agree to be bound by these Terms & Conditions. If you do not agree to these terms, please discontinue use of our services immediately.
2. Services Provided
Atlas Asset Management offers a curated suite of real estate services including property rentals, full-service property management, property sales advisory, and real estate investment consulting. All services are delivered in accordance with applicable federal, state, and local laws in the jurisdiction of the property concerned. Each engagement is subject to a separate service agreement, which supplements these Terms.
3. Eligibility
To engage our services, you must be at least 18 years of age and legally capable of entering into binding contracts. Property owners must hold valid title or written authorisation to act on behalf of the owner. Prospective tenants must complete and pass our tenant screening process, which includes credit, income, and background verification.
4. Fees & Payments
All fees for property management, leasing, and advisory services are outlined in your individual service agreement. Rental payments are due on the date specified in the lease agreement. Late fees apply as stipulated therein. Atlas reserves the right to adjust pricing structures with reasonable advance notice. All transactions are processed through secure, authorised payment channels.
5. Owner & Tenant Responsibilities
Property owners are responsible for ensuring their property complies with all local housing codes and safety regulations prior to listing. Tenants are responsible for maintaining the property in the condition in which it was received, aside from normal wear and tear. Any damage beyond normal wear and tear will be deducted from the security deposit, and additional charges may apply.
6. Maintenance & Repairs
Atlas coordinates maintenance and repairs on behalf of property owners through our curated vendor network. Emergency maintenance requests are handled 24/7 via our dedicated maintenance hotline. Non-emergency requests are addressed within one to three business days. Owners authorise Atlas to approve repair costs up to the threshold defined in their management agreement without seeking individual approval for each item.
7. Intellectual Property
All content on the Atlas website and platform, including text, photography, branding, logos, and software, is the exclusive property of Atlas Asset Management and is protected by applicable intellectual property laws. No content may be reproduced, distributed, or used for commercial purposes without prior written consent from Atlas.
8. Limitation of Liability
To the fullest extent permitted by law, Atlas Asset Management shall not be liable for indirect, incidental, consequential, or punitive damages arising from the use of our services, reliance on information provided, or any property-related events outside our reasonable control. Our total liability shall not exceed the fees paid to Atlas in the three months preceding the event giving rise to the claim.
9. Governing Law
These Terms & Conditions are governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law provisions. Any disputes arising hereunder shall be resolved exclusively in the courts located in New York County, NY.
10. Amendments
Atlas reserves the right to update or modify these Terms & Conditions at any time. Material changes will be communicated via email or prominent notice on our platform at least 14 days before taking effect. Continued use of our services following any amendment constitutes acceptance of the revised terms.
